Function for Flynn
Kate Roos | Leah Dunne
Kate Roos Design
This 38-year-old home was in dire need of a refresh to give it a modern feel, improved functionality, and durable finishes—all to withstand the wild energy of Flynn, the house puppy. To achieve family-friendly functionality, the circular flow of the main level was enhanced by opening the space that joined the living and dining areas. In the dining room, bar cabinetry was added to include a shallow pantry, beverage refrigerator, and rollout drawers for small appliances. One of the kitchen’s coveted features includes a reimagined garden window, which has since become the room’s focal point.

Artistic quality was the driving force while designing this historic artist loft. To create an open, more efficient layout that incorporated the existing loft aesthetic, the kitchen island was eliminated, and the layout was reconfigured to center on an expansive peninsula. Careful planning allowed for creative power and plumbing solutions without altering the concrete floors. Bold quartz countertops add an organic feel to the space, while the long, linear porcelain tile backsplash keeps true to the industrial vibe found throughout. Now, the clean and green kitchen boasts personality and unparalleled quality.

The homeowner of this Lake Lucy abode was yearning for the “wow” factor within her kitchen—feeling like the original tight floor plan and lack of storage were limiting the space’s potential. The designers focused on the kitchen’s zoning areas: prepping, cooking, cleaning, baking, and entertaining. The cabinetry was brought to the ceiling to maximize storage potential, and corner and window areas were thoughtfully designed to optimize functionality. Each element complements the rest—including the black and gold hood paired with a patterned tile backsplash—using unique, modern design choices to bring that desired “wow” factor to life.

The client of this project had two nonnegotiable asks: First, she desired a bright and natural area filled with sunlight. She was also seeking a more efficient workflow with optimized storage solutions. To bring additional natural light into the kitchen, large windows were added on each side of the range, which in turn aided in conquering the homeowner’s first request. From there, the new continuous wall along the side of the kitchen created additional room for cabinetry. With a custom color palette and organic details, this home is now an ethereal haven—where light and thoughtful design converge.

Designed for a family with a passion for cooking and entertaining, the need for effortless functionality was obvious. To achieve the feel of a kitchen fit for a chef, the design includes myriad storage features, including produce drawers, a pantry rollout, and more. A double island takes the place of the more traditional single island and dining table configuration, which results in a more spacious feel. Gilded brass accents and statement lighting exude opulence, Cambria countertops infuse drama, and touches of gold add to the subtle glamour of the space. The result is a statement-making kitchen—perfect for entertaining and hosting, or simply trying out a new recipe.

This 2004 Prior Lake home was masterfully transformed from its outdated layout to a bright space that encourages a more modern lifestyle. To open the kitchen while keeping the integrity of the existing structure, reconfiguration was necessary. The adjacent laundry room was relocated, and a butler’s kitchen was added behind the main area to hide cooking and baking messes. The new layout sports a double-island design with a statement range hood and hand-glazed tile backsplash. Modern functionality harmonizes with timeless allure in the reimagined kitchen—a dream-worthy culinary haven.

From dull and rudimentary to inviting and memorable, this moody powder bath teems with luxe finishes, nature-inspired features, and drips of drama on every surface. The room’s architectural footprint was unchanged, but through the use of metallic leaf wallpaper, the designer achieved a refreshed look. The new “stopwatch” mirror adds character and charm, while the wall sconces flanked on either side illuminate the space. For a warm addition, hickory wood flooring connects the powder to the adjacent hallway, creating not only continuity but also a welcoming feel throughout the home’s first floor.

Who ever said a small space has to be a dull one? This 1939 Rochester home’s powder bath proves the opposite in spades. By maximizing the space with thoughtful details and touches of personality, the bathroom remains true to the integrity of the home while presenting a completely updated feel. Case in point, the design centers on the original colored tile floors, which feature a geometric, colorful pattern of squares and rectangles. Meanwhile, a porcelain console vanity brings a classic feel with beautiful curves. Adorning the walls are decorative sconces atop a neutral wall covering, which both contribute to the room’s vintage charm. Each chosen element fits with the feel of the existing home, resulting in a bathroom that honors the past while embracing the present.

Independent Entry
This historic home’s petite primary bathroom presented a formidable remodeling challenge. Tucked beside the bedroom, its outdated design and lack of functionality hindered its potential as a grand en suite. While preserving the original layout’s core elements, thoughtful design decisions brought about a remarkable transformation. Creative storage solutions included an adjacent linen cabinet that not only amplified storage but also expanded the shower area. A steam shower was seamlessly integrated, with a steam generator cleverly concealed within the cabinet’s base. After a year-long journey, the small bathroom now boasts the feel of a spa-like sanctuary.

This once dimly lit loft bathroom was in dire need of a facelift. The homeowner sought to brighten the space, incorporate higher-grade finishes, and have it better resonate with the rest of the loft’s artistic vibe. While retaining the industrial, rugged charm of the concrete floors and existing vanity, strategic additions breathed new life into the space. For example, a unique hexagonal mirror reflects the shower’s bold and geometric patterned tiles, while an LED fixture adds warmth. Meanwhile, penny tile on the shower floor and a luxury rain showerhead complete this refreshed oasis.

In this project, marrying form with function was key. With aging in place top of mind, a challenge arose. How does one integrate a walk-in shower into a smaller oval tub without compromising storage space? The solution was a custom shower with a corner bench, strategically angled glass, and grab bars for safety. Privacy pocket doors were added to the bathroom and toilet room, while the vanity that provides additional storage underneath was reimagined for a brighter, more spacious feel. A recirculating pump under the right sink ensures warm water will reach the bathroom quickly, bringing an elevated level of luxury to this accessible, adaptive space.

Serving as both the main and primary bathroom in a 1940s rambler, this space underwent a remarkable transformation to make it brighter and more inviting. By bidding farewell to an underutilized tub and borrowing space from an adjacent closet, room was made for a spacious walk-in shower with a bench seat—an ideal design for aging in place. A frosted glass shower window ushers in natural light, ensuring plenty of brightness. Warm white cabinetry, quartz countertops, and marble tile exude a welcoming feel. The automated toilet elevates the overall experience through its array of features.

Occupied by two teenagers, this 1916 home’s second-floor bathroom was in need of functional updates to match with the homeowners’ current lifestyles. Marrying classic style to modern-day functionality, the existing windows were cleverly integrated into the new design. Ample storage was carved from adjacent closets, which opened space for towels and toiletries. In this expansive 22-foot bathroom, three sinks and a whirlpool tub presented the illusion of luxury—but in this case, bigger did not equal better. The space was lacking storage and an appropriately sized shower, leaving the homeowners frustrated at the oddities of the design. Because of this, a strategic reorganization became the key to its transformation. To start, a capacious shower with bench seating occupied excess space, and the oversize whirlpool tub was replaced with a user-friendly undermount tub. A thoughtfully designed makeup vanity adds to the depth and character of the space—bringing to life the feeling of luxury living.

Initially spacious but lacking in function, the primary bath of this St. Louis Park abode fell short of its potential. With lots of careful planning, it was transformed with efficiency and tranquility in mind. For instance, elegant mirror-image vanities replaced awkward angles and an unused tub while adding space for a linen closet. Thoughtfully integrated medicine cabinets and an open layout create a refined, yet practical vibe. One coveted feature in the update includes an expanded steam shower, complete with aromatherapy, chromatherapy, and music therapy. Perched on a St. Croix River bluff, this living and dining area demanded a design as awe-inspiring as its surroundings. To conquer this challenge, barriers were removed, vaulted ceilings were introduced, and a full-width fireplace was crafted—which is now the room’s focal point. Meticulously detailed traditional elements complement the kitchen, while reflective surfaces and layered lighting ensure an inviting ambience. Nestled in a rural countryside retreat, this lower-level build-out exudes rustic charm. At its heart lies the bar area, which has since become the home’s centerpiece. Constrained by space, the challenge was to seamlessly integrate a bar sink, kegerator, dishwasher, and seating for six. The strategic solution? Custom panels—selected to fit within available square footage—were crafted for several elements. The tarnished mirror backsplash, warm-tone cabinetry, and live-edge walnut countertops result in a statement-making balance of high-end design and refined country living.
